For private snagging inspectors

Inspect every room. Report in one tap.

Every house you inspect gets its own record and code. Walk it room by room with the NHBC references and the NHQB checklist built in, then send Part A, Part B and the Excel together. £3 per seat per week, unlimited houses.

Houses

Every house, one code.

Each house you inspect gets a short code like H1-K7QXP. Find it by code, postcode or homeowner, and see where every job is at a glance.

  • Cards, a list or a map, with pins coloured by status.
  • The status follows the job: Booked, Report to send, Report sent, Re-inspection booked, Re-inspected, Closed.
  • The inspection, checklist, photos and reports all sit on the house, so you can find any of it again in seconds.

At the house

The standards in your hand, room by room.

The walk takes you through the house one room at a time, so nothing is missed. Each check carries its NHBC Standards clause, and the official NHQB checklist sits alongside it.

The reports

One inspection. A report for each reader.

The homeowner wants the snags by room. The site team wants them by trade. Customer care wants a spreadsheet. ShareDraw builds all three from the same list, with the same item numbers, as separate files.

The live snag list

Your job ends at the report. The list keeps going.

The fixing is between the developer and the homeowner. Each gets their own link to the same list, opened with the house's postcode. No accounts needed.

👷

The developer

Marks each item fixed, with a name, a note and a photo.

🏡

The homeowner

Agrees it's fixed, which closes it, or says it's still not right and it goes back.

📊

The latest Excel, any time

Both links download a spreadsheet of where every item stands today. You can see the progress, read-only.

The report that stays live⭐ Linked live to Excel

Closed on the app. Closed in the Excel.

The close-down list on ShareDraw and the spreadsheet are one list, chained together. When the developer marks an item fixed, or the homeowner agrees it's done, the Excel shows it within seconds. Nobody re-types a status, and nobody works from an out-of-date copy.

🔗
The key difference

Most snagging reports end at a PDF and a spreadsheet that's out of date the day it's sent. With ShareDraw the report stays alive: the app and the Excel move together until the last item is closed.

Illustrative example. The spreadsheet can be a download that's always current, or a live workbook in Microsoft 365 that updates itself.

Bookings and re-inspections

Book it. Go back. Same list.

A calendar of inspections and re-inspections that makes the house when you book it. When the homeowner wants a second look, the re-inspection picks up the same list.

How a job runs

From booking to report.

  1. Book

Add the booking. The house is made with its code, fee and inspection type.

  2. Walk

Room by room. A photo, measurement and severity on each snag.

  3. Checklist

Work through the NHQB checklist. A fail becomes a snag.

  4. Photos

Overview photos of each room, outside, the roof and the drains.

  5. Send

Part A, Part B and the Excel to the developer. Part A and their Excel to the homeowner.

  6. Re-inspect

If they book you back, mark each item fixed, partly fixed or not fixed.

Questions

Common questions.

Is the NHQB checklist the official one?

ShareDraw includes the NHQB Pre-Completion Inspection Checklist V2 (March 2026), in its house and apartment versions, reproduced as published. The checks cannot be edited. You add your notes and photos against each one. ShareDraw is not connected to or endorsed by the NHQB.

Do you copy the NHBC Standards?

No. Each check gives the NHBC Standards clause number and a short description of the test in our own words. Always confirm against the current NHBC Standards before relying on a figure. ShareDraw is not connected to or endorsed by NHBC.

Do I have to chase the developer to fix the snags?

No. Your job ends at the report. The developer marks items fixed on their live list and the homeowner agrees or says it is still not right. You can see how it is going, read-only, and book a re-inspection if one is wanted.

Who can open the live snag list?

Only someone with the link and the house's postcode. The developer's link and the homeowner's link are separate, and the homeowner's never shows the trade list.

What if there is no signal at the house?

Open the house before you lose signal. Snags you add without signal are kept on the device and sent when signal returns. Building and sending the reports needs a connection.

Does it work on a phone or tablet?

Yes. It runs in the browser on a phone, tablet or computer, and you can add it to your home screen. There is nothing to install.

Can I try it first?

Yes. The demo is the real app with a sample snagging firm and houses already in it. There is nothing to sign up for, and nothing you do there is saved.
